The National Low Income Housing Coalition just released its 2026 Gap Report, showing a nationwide shortage of 7.2 million rental homes affordable and available to renters with extremely low incomes—that is, incomes at or below either the federal poverty guideline or 30% of their area median income, whichever is greater.
In Massachusetts, that affordable housing shortage is at 298,909 homes, with only 46 affordable and available homes per 100 extremely low income renter households and 64% of extremely low-income renter households living with a severe rent burden.
